Skycraper as Homes

Site: 750 Lexington Ave, NYC

This project converts the existing office building at 750 Lexington Avenue into a mixed-income housing development. The design responds to the building’s irregular geometry by using organic partitions that enhance natural ventilation and maximize daylight access.
A varied housing typology is distributed vertically: larger, higher-rent units occupy the middle floors, while smaller, circular affordable units are placed at the top. This arrangement creates a cross-subsidization model, where market-rate housing supports affordability, framing the project as a social experiment that tests architecture’s role in balancing environmental performance, spatial efficiency, and economic equity.
